1. Booking

Reservations at Borgo Braila, operated by NIKI srls, are confirmed once agreed with our team. By booking you accept these terms.

2. Check-in & check-out

Check-in: 15:00 – 21:00 (self check-in with building staff).
Check-out: by 11:00.

3. Security deposit

A cash deposit is collected at check-in and returned in full at check-out if no damage is found: €100 (up to 2 guests), €300 (3–4 guests), €400 (5–6 guests).

4. Cancellation

Free cancellation: up to 14 days prior to the check-in date.
50% cancellation fee: from 14 days up to 24 hours prior to the check-in date.
100% cancellation fee: less than 24 hours prior to the check-in date (3:00 PM local time), as well as for no-show.

5. House rules

Maximum number of guests as stated for each apartment.
Pets are welcome.
Quiet hours 22:00 – 07:00.
No parties or events without prior agreement, and no smoking inside the apartments.

6. Events

Weddings and private events are arranged individually; specific terms, pricing and deposits are agreed in writing before the event.

7. Liability & governing law

Guests are responsible for any damage caused during their stay. These terms are governed by Italian law.
